If I could give negative stars I would. Evolve Rentals is truly the worst company I have ever booked a vacation through. Please do yourself a favor and STAY AWAY AT ALL COSTS. We showed up at our property and it was downright filthy. There were human excrements caked on the toilet, mold and food residue through out the kitchen, pubic hair on the sheets, mice in the home, dead and alive insects in most rooms, and dirt/crumbs everywhere. It was evident that the home had not been cleaned not only from the last visit, but not for months prior. When I called the homeowner and Evolve neither was able to send a cleaner and so with no where to go in this rural town, my party was on our hands and knees scrubbing toilets and every other surface in the house. We were initially only offered back the $250 cleaning fee. After 5 hours of calls and being berated by the Evolve team, being told the property was "livable" and we should get over it, we were offered a refund for the first night only. Mind you, this was all in the the midst of the pandemic in which Evolve purports on its website to uphold high levels of cleanliness to adhere to CDC guidelines. An absolute joke. Other issues persisted. The reviews online noted that cleanliness was an ongoing issue and that there were structural issues with the house (e.g., a multi-hundred pound sliding door not being attached to the frame which took 3 adults to struggle to lift back into place). The owner lied responding to these complaints feigning unawareness and claiming that all had been resolved. The same door collapsed into the house when we went to open it. On the porch outside was the hardware that should have been used to attach the door, but clearly the owner did not care to complete the job (and then lied about fixing it when confronted). When I told the owner of the issue he sent me a video of how to open a door. The lack of responsibility to provide a safe, clean structure was remarkable. I have attached some images of the home Evolve provided; these illustrate only a select few of the issues we encountered. The cherry on the cake was the customer service team at Evolve. The owner stopped responding and the Evolve team would put me on 30+ minute waits to ever speak to a human. Instead of reimbursing my credit card 50% as promised in writing, they charged me again, effectively billing me for 150% of my stay. I emailed them to let them know of the issue, and no one responded. I then called twice, waiting on the phone for 1+ hours to address the improper billing. I was told that the reimbursement should come through on my card, but the fact that the second charge went through and the reimbursement did not seems highly suspicious. All said and done, please for all that is good in the world do not book from Evolve Rentals. This company deserves to go out of business for the way they treat their customers.
Recently booked a cabin via AirBnB in Montana. We had to cancel because of the weather. It was going to snow all week, and it would have been dangerous for us to drive around in snow for 6 days. We didn’t want to go on our vacation and sit around looking at a winter wonderland. We tried to cancel, but Evolve’s inexplicably “strict cancellation policy” meant that we lost $1000 and that without receiving ANY goods or services. We had to change where we went, so Evolve gets our free money. We booked through AirBnB another cabin, and this owner allowed us to change our schedule with NO hassle or “policy.” DO NOT use this company. If you need to make changes, they will keep your money and tell you to go pound sand. We called Evolve, they told us to call the owner. We contacted the owner, they told us to contact AirBnB. We called AirBnB and they told us to contact Evolve. And so it went for 4 days. When they dust settled, we were -$1000 and received NO GOODS OR SERVICES. It blows my mind that they can be so callous. A simple, “ok, we totally understand, here’s your money back, no problem” would have saved so much confusion, time, and energy (this happened while we were on vacation). We will never again book through these thieves.
We've been using Evolve Vacation Rentals as owners for 2 of our properties - one for 3 years, and the other for 2 years - and we're constantly underwhelmed. We continue lowering the bar, and somehow expectations continue to not be met. And as the company has grown it's clear they're having scaling issues. Their response times are out of hand and they often forget content from previous discussions. The easiest example to point to is we had a guest try and contact them when they first came to the unit, and after attempting to contact Evolve multiple times during their stay they only received a notification 2 days later. That's pretty pathetic, and shows their lack of care or priority towards the renters. Beyond that, if we as owners have requests, we either need to sit on hold for 10+ minutes (minimum, and during holidays it's significantly longer), or email them and hope for a response within 3-6 days. Considering they are in charge of our investments, these are pretty embarrassing SLAs. I've been using a local company for another property and the service is excellent. I'll be changing over the remainder of my properties now that I've been with them for a while and confirmed they don't have the same issues. I would suggest looking elsewhere, but if you are stuck with them as your only option then I would suggest mentally preparing for the items listed above, otherwise you'll constantly be frustrated like us.
