This is the worst rental management company ever!!! Run for the hills. I have had major issues with EVOLVE 🙁 when there is an issue they will leave voicemail and no extension number to get a hold of the person who has contacted you. So you have to sit on hold and explain the issue with someone who has no idea what is going on. 1. I did not get one booking for 10 months and my house is great location and newly renovated. 2. I had to fight for my referral sign on fee of $250 for over a year. And the person who referred me never received her pay out. 3.The cleaning lady is the point of contact? How can you trust a cleaning lady to take care of all issues? Issues arise and the cleaning lady calls me..so whats the point? 4. They would not allow photos of the beach or village walking distance from my house. Only the house? 5. They work on alga rhythem's that fluctuated so much I lost 2K on a weeks rental at the height of my beach rental season. They had no excuse other than the alga rhythem 's told them to do it? 6. They say that they offer 3 professional photo shoots. When I requested another photo shoot, they emailed me and asked me to take photos and document the changes on my home that were different than last shoot. 7. they have zero social media or marketing for your home 8. they blocked my entire calendar because a tax law changed in my state which required an occupancy certificate. They never emailed or called giving me the heads up this was happening or that I had to provide this or they could not rent my home....they simply just blocked whole calendar. This is such bad customer service!!!! RUN!!!
We rented a property hosted by Evolve on Airbnb, once they had our $$ contacting them was impossible. They never respond to messages. When we got to the property it was infested with ants. The whole first floor including the kitchen, bedrooms, bathroom had ants everywhere. The dishes pots and pans had ants crawling. The 2nd floor was clear and we were 2 hours up the mountain from any hotel that had vacancies so we had no choice but to stay. The 2nd floor hall bathroom shower we discovered was leaking and it was dripping out of an electric smoke detector on the first floor ceiling. We were able to contact the owner to let them know of the issues but they lived hours away and Evolve was useless and did not reply to messages. After our miserable stay we messaged Evolve through Airbnb requesting a refund and of coarse no reply. Airbnb says if the host (Evolve) won't reply there is nothing they can do so we are stuck going through our credit card company. If you use Evolve send them a message after you pay we bet they won't reply. Horrible experience.
As a property owner, the onboarding experience has been excellent! I am new to evolve and my property just went live a few days ago so i will have to review again for the owner experience as I begin to get rentals. I have used VRBO for listing properties prior to switching to evolve to manage my listing. Vrbo was extremely difficult to get in touch with and any communication you have has to be through a chat box. Very frustrating when you are trying to explain a situation for help in resolution and never ever get a live person even after holding some time an hour or more. Evolve you get a live person every time you call and with minimum hold times. That is important especially if you run in to problems and you need help. When I first called evolve to discuss partnering, I got Patrick who was wonderful. He spent alot of time explaining the service to me and the steps involved to get the listing up. They connected me with a local cleaning person Carol who is amazing! Also they sent out a professional photographer at no cost to me, to take photos. He was at the house for hours and did an amazing job! The content team took all of the notes I made with Lauren who was my onboarding rep, also very helpful and created the write up that is a perfect fit to describe the property and whats available in the area with minimal help from me. Now the listing is live on all sites- total process was about two weeks and done with quality! We will see how it goes from here. I will review again as we go.
